Common questions

Questions we get asked

The things people ring up and ask before they book anything — approvals, quotes, what's included and who does what. If yours isn't here, ring Jordan on 0423 705 140.

Quoting and pricing

Do you give free quotes?

Yes. We come out, measure up and give you a written fixed-price quote with the scope spelled out, so you know exactly what is and isn't included. It's valid for 30 days and there's no charge for the visit.

How long does it take to get a quote back?

Enquiries get answered within one business day. After the site visit, a straightforward job like a deck or a fence is usually priced within a few days. Bigger jobs that need engineering or supplier pricing take a bit longer, and we'll tell you when to expect it.

Can the price go up once you've started?

Not without you agreeing to it in writing first. The quote is a fixed price. If something is found once we open a wall up, or you change your mind about the scope, that becomes a written variation you sign off before any extra work happens.

What does a deck or retaining wall cost?

There's no honest per-metre number, which is why we don't publish one. Ground conditions, height, access, footing depth, the timber you pick and whether it needs an engineer all move the price a long way. The site visit is free and the quote is a fixed price, so the fastest way to a real number is to ring 0423 705 140.

How do I pay?

Progress claims on larger jobs and an invoice on completion for smaller ones, with the terms set out in the quote before you agree to anything. Bank transfer. Invoices come from Precise Carpentry Concepts Pty Ltd, ABN 37 691 465 817.

Approvals and licensing

Do I need council approval for a deck?

It depends on the height and whether it's attached to the house. In Queensland a low, freestanding deck can often be built without building approval, but once it's raised, attached, or carrying a roof, approval from a private building certifier is generally needed. We'll tell you which side of the line your job falls on at the site visit, and we can point you at a certifier.

Do retaining walls need approval?

Generally, a retaining wall over one metre high needs building approval in Queensland, and so can a lower wall if there's a load above it — a driveway, a pool, or another wall stepped behind it. Walls near a boundary also involve your neighbour. We'll flag it if your wall needs a certifier or an engineer's design before we quote it.

Are you licensed and insured?

Yes. QBCC Licence 15574615, held by Precise Carpentry Concepts Pty Ltd across seven trade classes and current to 7 February 2027. Public Liability and WorkCover Queensland are both current and certificates of currency go out the same day you ask. You can look the licence number up yourself on the QBCC website, and we'd rather you did.

Are you a builder?

No — we're a licensed trade contractor, not a licensed builder. On new homes we work under the builder's licence as a subcontractor, mostly at frame stage. For homeowner work we hold the trade classes needed for that job, and where something falls outside them we bring in a licensed trade rather than doing it ourselves.

Can you do the whole bathroom?

We do the carpentry side — strip-out, framing, linings, cabinetry, doors, skirting and hard floor coverings — and we bring in licensed trades for the plumbing, waterproofing and electrical. Our QBCC licence doesn't cover waterproofing or plumbing, and we won't pretend otherwise. We coordinate the lot so you're dealing with one person.

Getting the job done

What areas do you work in?

We're based at Ormeau, which sits about halfway between Brisbane and the Gold Coast, and we work roughly 40 km around that. Recent jobs have been at Upper Coomera, Coomera, Maudsland, Waterford, Mount Warren Park, Springwood, Rochedale South, Holland Park, Camp Hill, Carindale, Keperra, Chermside, Clayfield and Fig Tree Pocket. If you're near any of those, ring and ask.

How far ahead are you booked?

It varies with the season and what's on with builder work. Ring and ask — if we can't fit you in when you need it, we'll say so rather than string you along.

What happens if it rains?

Frame and external work stops when it's unsafe, or when getting timber wet would cause a problem. You'll hear from us the day before if a start date is going to move — that's the part most people care about, and it's the part most trades get wrong.

Will you clean up?

Site's left tidy at the end of every day, not just at the end of the job. Rubbish removal is included in the quote unless the quote says otherwise.

For builders

Do you work for builders as a subcontractor?

Yes, and it's most of what we do. Frame stage on single and multi-lot residential, plus cladding, fascia and gutter, fixout and rectification, all in-house under our own licence classes. We invoice against your purchase order with the site address on every invoice, and the subcontractor pack — insurances, licences and SWMS — goes out the same day you ask.

What's in the subcontractor pack?

QBCC licence details including the company licence to $800,000 under Self-Certification 2, a Certificate of Currency for Public Liability, the WorkCover Queensland certificate, Safe Work Method Statements for carpentry and working at heights, and the ABN and company details. Request it from the builders page and it lands the same day.

Still not sure?

Ring Jordan on 0423 705 140 and ask. No obligation, and you'll get a straight answer even if the answer is that we're not the right ones for it.
